FLOW MEMBERSHIP PROGRAM
TERMS AND CONDITIONS
Effective Date: June 15, 2026
1. PROGRAM
The Flow Membership Program (the “Program”) is offered and administered by FOL Management LLC and its affiliates (“Flow”) to residents of Participating Flow Properties. "Participating Flow Property" means a property at which FOL Management LLC or its affiliate then-currently administers the Program pursuant to a written arrangement with that property's owner. A property automatically ceases to be a Participating Flow Property, without notice, upon termination of that arrangement for any reason, including upon a sale or transfer of the property to an owner that has not entered into or assumed such an arrangement with Flow. These Terms are incorporated by reference into your lease agreement.
2. FEE AND PAYMENT
The Membership Fee (the “Membership Fee”) is $72.00 per unit per month, due and payable with your monthly rent through the same payment platform. No refunds or credits are issued for unused benefits.
The Membership Fee is billed and collected by your landlord under your lease. Flow's obligations are independent of, and do not depend on, your landlord's continued imposition of the Membership Fee. If Flow ceases to administer the Program at your property, any fee your landlord continues to charge does not create or continue any obligation of Flow, and any question regarding such a fee is solely between you and your landlord.
3. TERM
Your Membership (the “Membership”) runs for the duration of your lease, including renewals. It begins on the later of your lease effective date or the date on which you amend your lease to participate in the Program. It ends when your lease ends. You cannot cancel the Membership independently of your lease. Notwithstanding the foregoing, your Membership automatically suspends or terminates, and Flow's obligations cease, if and when your property ceases to be a Participating Flow Property, even if your lease continues.
4. CURRENT BENEFITS
As of the Effective Date, the Program includes the following:
Community Programming. Art, fitness, wellbeing, music, networking opportunities in Flow
Welcome Gift. A one-time welcome gift at enrollment. Contents vary by property and availability.
Flow Cafe & Flow Station. 20% off all coffee and tea, 10% off food and smoothies at Flow Cafe.
Flow Grocer. 10% off all purchases; $25 gift card. Monthly member-only gift.
Flow Practice. Complimentary introductory call with Flow Practice, our in-building medical practice, for each resident of a unit. This call is informational only and is not a medical appointment or medical advice. See Section 7.
Events. Priority access and invitations to member-only events and community programming. Schedules vary by property and season. No minimum number of events is guaranteed. Events and programming will be communicated to you via the Flow App.
Flow Hotels. 30% off at participating Flow Hotel properties, subject to availability and blackout dates. Taxes and incidentals are the guest's responsibility at time of booking.
Flow Store. 20% off Flow-branded merchandise.
Flow Trip. Subscription to Flow Trip, including print magazine editions, curated playlists, and newsletters. You may opt out of marketing emails at any time via the unsubscribe link without affecting your Membership.
Flow Photo Contest. Free entry (one per contest cycle). Separate contest rules apply.
Partner Discounts. Rotating discounts from neighborhood partners. Offerings are at the discretion of third-party partners and may change without notice.
Flow's provision of any benefit is expressly conditioned on (a) your unit being located at a Participating Flow Property and (b) Flow's continued administration of the Program at that property. Flow has no obligation to provide any benefit, and no liability of any kind, with respect to any period during which your property is not a Participating Flow Property, regardless of whether a Membership Fee continues to be charged under your lease.
5. CHANGES TO BENEFITS
Flow may modify, substitute, add, or discontinue any benefit at any time without prior notice. The Membership Fee is for participation in the Program as a whole and is not allocated to any individual benefit. Changes to benefits do not entitle you to a fee reduction except where required by law. In addition to its rights regarding individual benefits, Flow may suspend or terminate the Program in whole at any property at any time without prior notice, including automatically upon a property ceasing to be a Participating Flow Property. Upon such suspension or termination, Flow's obligations cease and Flow has no liability arising from it.
6. USE OF BENEFITS
Benefits are personal to named lessees on an active lease who are current on all lease obligations. Benefits may not be transferred or shared except as expressly provided (e.g., hotel friends-and-family discount). Promotional codes are for personal use only. Flow may suspend access to specific benefits for violation of property rules or these Terms, without affecting your obligation to pay the Membership Fee.
7. DISCLAIMERS
BENEFITS ARE PROVIDED "AS IS." FLOW MAKES NO WARRANTIES REGARDING AVAILABILITY, QUALITY, OR FITNESS OF ANY BENEFIT. CERTAIN BENEFITS INVOLVE THIRD PARTIES; FLOW IS NOT RESPONSIBLE FOR THIRD-PARTY ACTS OR OMISSIONS. TO THE MAXIMUM EXTENT PERMITTED BY LAW, FLOW SHALL HAVE NO LIABILITY OF ANY KIND ARISING OUT OF OR RELATING TO THE PROGRAM, THE MEMBERSHIP, OR ANY BENEFIT, WHETHER BASED IN CONTRACT, TORT (INCLUDING NEGLIGENCE), STRICT LIABILITY, WARRANTY, OR ANY OTHER THEORY, AND WHETHER FOR DIRECT, INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL, PUNITIVE, OR EXEMPLARY DAMAGES, EVEN IF FLOW HAS BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. YOU ASSUME ALL RISK ARISING FROM YOUR PARTICIPATION IN THE PROGRAM AND YOUR USE OF ANY BENEFIT. NOTHING IN THESE TERMS LIMITS OR EXCLUDES ANY LIABILITY THAT CANNOT BE LIMITED OR EXCLUDED UNDER APPLICABLE LAW, AND IF ANY LIABILITY OF FLOW CANNOT BE FULLY EXCLUDED, IT SHALL BE LIMITED TO THE MEMBERSHIP FEES YOU PAID IN THE PRIOR TWELVE (12) MONTHS.
THE COMPLIMENTARY INTRODUCTORY CALL WITH A FLOW PRACTICE PHYSICIAN IS PROVIDED FOR GENERAL INFORMATIONAL AND GET-ACQUAINTED PURPOSES ONLY. IT IS NOT A MEDICAL APPOINTMENT, CONSULTATION, EXAMINATION, DIAGNOSIS, OR TREATMENT, AND IT DOES NOT CONSTITUTE THE PRACTICE OF MEDICINE. NO PHYSICIAN-PATIENT RELATIONSHIP IS CREATED BY THE CALL. NO MEDICAL ADVICE IS OR WILL BE PROVIDED DURING THE CALL, AND NOTHING COMMUNICATED DURING THE CALL SHOULD BE RELIED UPON AS MEDICAL ADVICE OR AS A SUBSTITUTE FOR CARE FROM A LICENSED HEALTHCARE PROVIDER. 8. COMMUNICATIONS
By enrolling, you consent to receive Membership-related communications via email, the Flow app, or text. You may opt out of marketing emails at any time via the unsubscribe link in each email without affecting your Membership. Print publications continue as part of the Program. Notices of material changes will be provided per Section 5.
9. GENERAL
These Terms are governed by Florida law. Disputes are resolved per your lease's dispute resolution provisions. Flow may amend these Terms at any time; continued occupancy and payment after the Effective Date constitutes acceptance. If any provision is unenforceable, the remainder stays in effect. Flow's failure to enforce a provision is not a waiver. You may not assign your Membership. Flow is not liable for failures caused by circumstances beyond its reasonable control.
